Rules and Instructions
We’re excited to introduce our Resident Raffle Program, designed to reward residents for responsible tenancy, including on-time rent payments and proper home maintenance.
Beginning April 2026, and each quarter thereafter, one resident will be selected to receive a $50 Visa Gift Card through a live raffle drawing.
How to Earn Raffle Entries
Residents may earn raffle entries during the qualifying period by meeting the following criteria:
1) Prepaid and On-Time Rent Payments
Rent paid in full between the 1st and 5th of the month earns one (1) raffle entry. Each qualifying month counts as a separate entry.
Example: On-time, full rent payments in January, February, and March earn three (3) total entries. Pre-Paid Rent Rent paid in full for the entire month before the 1st of the month earns two (2) raffle entries for that month
Partial payments, credits, balances carried forward, or prorated amounts do not qualify.
Participation in the Resident Raffle Program is voluntary. No resident is required to prepay rent to participate.
2) Quarterly Air Filter Change
All residents are required to change air filters once per quarter.
Residents who submit a photo of a clean air filter during the qualifying period earn one (1) additional raffle entry Raffle Schedule & Winner Selection. Send your photos to
Reasonable accommodations will be made in accordance with Fair Housing laws for residents who are unable to complete maintenance tasks due to a documented disability.
Qualifying period: January 1 – March 31, April 1st - June 30th, July 1st - September 30th, October 1st to December 31st
Raffle drawing: After each quarter closes, a drawing will be conducted, and the winner announced in the monthly Resident Newsletter
Eligibility Requirements
To be eligible for the raffle, residents must:
1) Have an active lease in good standing
2) Have no late rent payments during the entire qualifying quarter. “Late” is defined according to the terms of the resident’s lease agreement.
3) Have no unresolved lease violations
Important Disclaimers & Program Terms
- Raffle entries are earned, not guaranteed
- Rent must be paid in full and on time to qualify for any raffle entry
- Late payments, partial payments, returned payments, chargebacks, failed transactions, or payment reversals do not qualify
- Air filter submissions must be clear, current, and verifiable
- Management reserves the right to request additional verification if needed
- One prize will be awarded per raffle period
- Prize is non-transferable and cannot be exchanged for cash
- Odds of winning depend on the total number of qualifying entries received
- Program rules may be modified, suspended, or discontinued at management’s discretion
- Void where prohibited by law
