FAIR HOUSING STATEMENT

As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.

IMPORTANT NOTES BEFORE YOU START

1) You must view the property or schedule a virtual showing if you are out of town for us to process and consider your application.

Debe ver la propiedad o programar una visita virtual si se encuentra fuera de la ciudad para que podamos procesar y considerar su solicitud.


2) Application Fees are Non-Refundable and are $65 per application. Every Adult living on the property will need to fill out an application. It is up to you to verify the specific property requirements or ask us if you have any questions at all. If you believe your application might be rejected for any reason, reach out to us at 706-229-7887 BEFORE filling out and paying for this application, and we can probably let you know so you are not wasting your money.

3) Each Adult on the Lease must fill out a separate application. Please list the other Adult occupants in the Co-Occupant section of the application so we know which applications are together.

4) Applications that cannot provide proof of funds for paying, all move-in fees, and pro-rated and/or first-month rents plus a reserve for 1 full months rent are automatically declined.

5) Security Deposit Waiver Program - We offer a security deposit waiver program that allows you to pay a monthly non-refundable fee instead of a full security deposit. This program covers accidential damages up to $1000. We still require a $500 security deposit for any potential damages over $1000 (very rare unless intentional) The amount of the non-refundable monthly fee varies per property. It typically ranges between $15-$20 per month. Since this is an optional program, we still require being able to see Proof of Funds for at least one full months rent ($500 to go to the security deposit the rest you keep on hand) and the first months prorated rent, as noted in item 4 above - No exceptions.

6) Risk Mitigation Charge - We may add an additional monthly charge based on the credit score of the household's highest Adult Applicant or Co-Signer as provided by our Transunion screening service. We also may add fees based on the outcome of the background check. The rates are listed below:

700-850 - No additional monthly charge

650 - 699 - $10

600-649 or No Credit Score - $15

550-599 - $25

500 - 550 - $50

Below 500 - Application will be Denied

In addition, if you have a bankruptcy on your record, an additional $5 will be added to the above amounts.

If you have a felony on your record, an additional $10 will be added to the above amounts.

You can receive a $5 credit off the fee above by using an automated ACH payment set to draft on the 1st or before.

Upon lease renewal, the above fee can be removed if all the payments for the lease term have been made on time and there have been no lease violations.

Cargo por Mitigación de Riesgos: Podemos agregar un cargo mensual adicional basado en la puntuación de crédito del solicitante adulto principal del hogar o del co-firmante, según lo proporcionado por nuestro servicio de evaluación de Transunion. Las tarifas son las siguientes:

- 700-850: Sin cargo mensual adicional

- 650-699: $10

- 600-649 o Sin Puntuación de Crédito: $15

7) Applications are not considered complete if all the required documents are not uploaded. We will not process the application until all the requested documents have been uploaded and sent to us.

8) We gather applications from as many people as possible while the home is on the market. Even after you submit an application, the home will remain active. We do allow and accept applications while reviewing yours or others that have been submitted. Please allow us up to 3 business days to review your application, but we will try to respond sooner.

Recopilamos solicitudes del mayor número de personas posible mientras la vivienda está en el mercado. Incluso después de enviar una solicitud, la casa permanecerá activa. 8) In the event of multiple applications, we proceed forward with the BEST-qualified application. We do not sort applications on a first-come-first-serve basis. We choose the best application to proceed forward with based on income, savings, employment history, landlord verifications, and credit/background checks. We choose the best applications based on a standardized internal point system we have developed.

There is NO REFUND of application fees if your application is not approved or chosen as the BEST-qualified.

En caso de varias solicitudes, procedemos con la solicitud MEJOR calificada. No clasificamos las solicitudes por orden de llegada. Elegimos la mejor solicitud para seguir adelante en función de los ingresos, los ahorros, el historial laboral, las verificaciones del propietario y las verificaciones de antecedentes/crédito.
