We have a 5 stage process for our properties.
Stage 1: This page is Stage 1 of the application process. We gather applications from as many people as people during this stage. After a set time period and/or a minimum number of applications from different applicants are received, we review the applications and choose the best one based on a standardized internal point system we have developed. We generally may take up to 5 business days to process the stage 1 application and allow others to apply for the property. During this time, we will still accept additional applications on the property. We proceed forward with the BEST-qualified application. We do not sort applications first come, first serve. We choose the best application to proceed forward with. We have not, and will not, directly or indirectly, discriminate against you or any other prospective purchaser or lessee on the basis of race, color, religion, sex, disability, familial status, or national origin. We strongly believe in Fair Housing Laws. If your application does not have any items to disqualify it from consideration immediately, we move to stage 2.
Stage 2: After stage 1, You will be asked to submit proof of income and any other required documents that we have not already obtained. Documents include paystubs, bank statements, employment verification, and proof of ID. If the property allows pets, the request for vaccines/vet records will be made.
Stage 3: In-Home Meet N’ Greet: We set up a virtual meeting at a specific date and time at your current residence. This meeting gives us the opportunity to meet virtually face to face and get to know each other better. We’ll cover your current situation, answer any questions, and go over general expectations for our Residents.
Stage 4: There is a $30 application fee per person for a credit and background check to complete the process. Even if no credit score is required for a property, we still run credit to verify you have no judgments from any other management companies and to check criminal history. If your credit and background check does not pass, you are not refunded the application fee, so make sure to read the requirements for the property you are applying for in the ad description.
Stage 5: After the stage 4 screenings come back and are reviewed, upon final approval, we will send you the lease to electronically sign or meet you to go over and sign the lease in person. You are not approved for a property until we contact you and state you are approved to sign the lease. This is the only stage in which you can reach full approval.
